Terms and Conditions

1 Definitions

1.1 “We”, “we”, “Us” and “us” means the owners of Land Registry Documents .co.uk
1.2 “the Site” means Land Registry Documents .co.uk
1.3 “You” and “you” means any person placing an order with Us
1.4 “Document”, “document”, “documents” and “Documents” means any item from the site including but not limited to and official copy of the register, a title plan, conveyance or a lease

2 Method of Delivery

2.1 Any documents ordered via the site will be delivered to you by the same method and in the same format as delivered to us by Land Registry. This will either be electronically in the form of a .PDF document or via Royal Mail first class post in paper form
2.2 Where documents are delivered in paper form we will not be liable for any loss in transit and we will not retain copies

3 You are Responsible for Third Party Software

3.1 Documents will usually be delivered by email in .PDF format. It is your responsibility to ensure that you have a suitable version Adobe Acrobat Reader installed on your computer. No refund will be provided where you are unable to view a document because you do not have the correct software
3.2 To the full extent permitted by law we accept no liability for loss or damage resulting from the use of any third party software and it is your responsibility to ensure that any software you choose to use is free from viruses, Trojan Horses other damaging programs

4 Use of the Site to Aid with Illegal Activities

4.1 You are not permitted to use the Site to assist with an activity which is either illegal in your own jurisdiction or would be illegal if carried out in any jurisdiction governed by English Law
4.2 If we reasonably suspect that your use of the site contravenes 4.1 we reserve the right to make any such disclosures as we see fit to the appropriate law enforcement agency and we will cooperate fully with any law enforcement agency conducting a criminal investigation

5 Timescale for Completion of Your Order

5.1 We will aim to ensure that any documents ordered are, where available electronically, delivered to you on the day of receipt however we reserve the right to deliver documents which are available electronically up to three working days after receipt of an order (including payment in full)
5.2 Where documents are not available electronically we will post the paper copy to you not later than the 3rd working day following receipt by us by Royal Mail First Class post however we cannot accept liability for postal delays which are beyond our control

6 Disputes and Complaints

6.1 We hope you do not have cause to complain to us buy if you do, please email your complaint in the first instance to :- complaints@land-registry-documents.co.uk
6.2 We will aim to provide an initial response to your complaint within 48 hours and a full response within 7 days

7 Refunds

7.1 At our sole discretion a refund may be offered in the following circumstances:

7.1.1 Your document is not delivered within the time periods set out in clause 5 hereof or;
7.1.2 The document provided is not the document you expected to receive and this results from something other than an error on your part

7.2 A full refund will be provided in circumstances where we are unable, for example because the requested document is not held at Land Registry, to fulfil your order

7.3 All refunds will be made via Paypal, either by reversing the payment where the time limit for reversing payments has not expired or by making a payment to your Paypal account. If you do not have a Paypal account you will need to create an account in order to accept the refund

7.4 Nothing in this clause affects your statutory rights

8 Deemed Acceptance of These Terms

8.1 By ordering documents via this Site you agree to be bound by these terms and by fulfilling your order we agree to be bound by these terms

9 Applicable Law

9.1 You agree that this agreement any relationship between you and us will be governed by English Law

10 We Offer No Warranty In Respect of Documents Supplied

10.1 Documents ordered from Land Registry and supplied by us are supplied “as is”
and we offer no warranty as to the accuracy of the same or the fitness for the intended purpose

10.2 We hereby assign any right of action in respect of any loss suffered as a result of an error or omission in respect of any document supplied to you by us insofar as such assignment is valid under English Law

11 Acceptance of disclaimer

11.1 In addition to these terms by using this site you agree to be bound by the terms of this disclaimer
